A review of housing trends in DL1
The market town of Darlington rose to prominence during the Industrial Revolution. It was the birthplace of the railways. This in turn opened up the surrounding hinterland. The town's geographical position at the intersection of the main north-south and east-west road and rail networks, together with its proximity to the fast-growing Durham Tees Valley Airport, makes it the ideal location for working and living.
It is not surprising then that the DL1 postcode area has a dynamic local economy and housing market. The property market has grown about 14.2% over the last 5 years. Property price growth has significantly exceeded growth in earnings and the national house price growth. The likelihood of it continuing will be dependent upon price earnings ratio, as well as investment by developers and local authorities in continually upgrading local infrastructure, schools in addition to the continued strength of the local and national economies upon which the area depends.
Based on figures from the Land Registry, there are 19,732 homes in the DL1 postcode area, the majority of which are owner occupied. During the past 3 months property in DL1 has averaged a value of £104,315. The average price of a two bedroom property is £107,423. This is significantly less than the national average of £187,894.
The most commonly found type of housing in this area is semi-detached houses. They make up 43.4% of the housing stock. The least common type of property is detached houses with only 12% of the total housing stock.
